These are typical London market ranges for 2026, priced per square foot of usable space, not a fixed price list or a TrustBuilt quote — every fit-out is costed against your actual unit, spec and condition.
Ranges generally cover construction, partitioning, core mechanical and electrical, joinery, lighting, flooring and Building Regs compliance. They typically exclude loose furniture (add roughly £12–£35 per sq ft for offices), AV and IT, branding, professional/design fees and VAT. Restaurant figures include kitchen extraction and services; landlord licence-to-alter and dilapidations are extra. Assumes existing power and mechanicals are sound — a site survey sets the true figure.
The single biggest driver. A basic Cat A-plus office, a branded mid-spec or a bespoke premium scheme can differ two- to three-fold per square foot.
Restaurants and cafés cost far more than retail or office because commercial kitchens, extraction, grease management, drainage and power upgrades add 15–20% of the budget.

We handle Building Regs and DDA compliance as part of every commercial build. Specific operational licensing (alcohol, food hygiene, etc.) is your responsibility, but we can recommend trusted consultants if needed.
Absolutely. We work to your designer's specs and coordinate with architects, M&E consultants, and brand designers. We can also recommend designers if you don't have one yet.
