How much does plumbing work cost in London?

Small jobs (replacing a tap, fixing a leak, fitting a basin) typically run £120 to £350. New bathroom suite installs sit between £2,500 and £6,000 for the plumbing element. A combi boiler swap is usually £2,200 to £3,800 supply and fit. Full house re-pipes on a 3-bed terrace are around £4,500 to £8,000. How long does a new bathroom take to plumb in?

The plumbing element of a new bathroom — first fix to second fix — typically takes 3 to 5 working days, sequenced around the tiling and decoration. A full bathroom refurbishment (strip-out to snagging) is usually 2 to 3 weeks. A simple bath or shower swap can be a single day.

Do I need a Gas Safe engineer for boiler work?

Yes — by law, any work on a gas appliance or gas pipework in the UK must be carried out by a registered gas engineer. Boiler swaps, gas hob installs and gas meter relocations on our jobs are delivered by qualified gas engineers on our team, with all notifications handled correctly and certificates issued to you on completion.

Can you fix low mains water pressure?

Sometimes — it depends on what's causing it. If it's an internal restriction (old galvanised pipe, partly closed stopcock, undersized supply pipe) we can replace the relevant section and the pressure comes right back. If it's a Thames Water mains issue, only they can fix it but we can fit a mains booster pump in your property to compensate. Free site visit to diagnose first.

My ceiling has a damp patch — can you find the leak?

Yes. Most leaks we trace by combining damp meter readings, thermal imaging where appropriate, and pressure-testing isolated sections of the system. Lifting one or two floorboards or making a small inspection cut is usually enough — far better than ripping out a whole ceiling on a guess. We charge for the leak-tracing visit and credit it against any repair work that follows.

Should I switch from a hot water cylinder to a combi?

Depends on the property. Combis suit smaller homes (one bathroom, two or three occupants) on good mains pressure — simple, no tank, on-demand. Larger homes or anywhere with two bathrooms running at once usually run better on a system boiler with an unvented cylinder, because a combi can't deliver two showers at full flow at the same time. We'll size it properly at the site visit.

Do you handle drainage and waste pipe work too?

Yes — soil stack replacement, waste pipe re-routing, gully and trap work, and external drainage down to the boundary. Below-ground drainage outside the property boundary is Thames Water's responsibility, but we'll diagnose the issue and tell you which side of the line you're on before anyone starts digging.
