General

Where are you based?
TrustBuilt Projects is a London-based construction and renovation company. We cover all London areas within roughly 20 miles of central London — every borough from Wandsworth to Camden, Chelsea to Islington.
Are you a builder, a project manager, or both?
Both. We're hands-on builders and we project-manage the whole job. We have our own in-house team — builders, carpenters, electricians, plumbers, plasterers, tilers — and we also bring in trusted subcontractors for specialist trades when a job needs them. Whoever's on site, we manage the project from first call to final handover and hold everyone to the same standard, with no 'this isn't my problem' arguments mid-build.
What kinds of projects do you take on?
Residential renovations, house extensions, loft conversions, kitchen and bathroom refurbishments, period property restoration, structural repairs, commercial fit-outs, and individual trade work (plumbing, electrical, plastering). Free site visit confirms we're the right fit before any commitment.
Yes. Full public liability insurance plus contractor's all-risks cover for the works themselves. Documentation provided at quote stage.
Are you Federation of Master Builders / Trustmark certified?

Pricing & Quotes

Do you charge for the site visit?
No — the initial site visit is completely free, with no obligation. We measure up, listen to your vision, and ask questions about how you'll use the space.
How long until I get a quote?
Detailed written quote within 48 hours of the site visit. We don't lowball or pad — the number you get is what you pay.
Are your quotes itemised?
Yes. Every quote breaks down: labour, materials by stage, structural elements, services (plumbing/electrical), finishes, VAT, contingency. You see exactly what you're paying for.
What's your deposit / payment schedule?
Typically 10-15% upfront on contract signing, then milestone-based payments tied to project stages (not arbitrary dates). Standard practice is a small retention (usually 5%) held back until snags are fixed.
Will the final price match the quote?
Yes — provided the scope doesn't change. If you decide mid-project to add new elements, we quote those separately before doing the work. No 'discovery' extras.
Do you offer fixed-price or time-and-materials?
Fixed-price by default for all defined work. Open-ended exploratory work (e.g. opening a wall to investigate damp) is quoted hourly with a clear cap and report-back at each milestone.
Is VAT included in the quote?
Yes — VAT is itemised separately so you can see the net and gross figures.
How a project runs

Process & Timeline

How quickly can you start?
Typically 2-6 weeks lead time from contract signing, depending on project size and the time of year. Smaller jobs (single room, plumbing, electrical) can often start within a week.
How long does a typical project take?
Varies enormously: kitchen refit 3-6 weeks; bathroom 2-5 weeks; loft conversion 8-14 weeks; rear extension 10-16 weeks; full house renovation 4-6 months. We give a clear timeline with the quote.
Who's my point of contact during the project?
One project manager from start to finish. You're not bouncing between different people — there's one contact who knows your project inside out.
Will you keep the site clean?
Yes — daily sweep-up, dust sheets on adjacent areas, weekly waste removal. We're guests in your home and behave like it.
Do you work weekends?
Standard hours are Monday to Friday 9am to 6pm, and Saturday 9:30am to 6pm. We don't work Sundays unless agreed. Occasional out-of-hours work for commercial fit-outs to minimise client trading disruption.
What's the snagging process?
Final walkthrough at handover where we identify any defects together. We come back to fix snags within 2 weeks. Retention (typically 5%) is released after sign-off.

Do you handle the design, or do I need an architect?
For straightforward projects (kitchen refit, bathroom, smaller extensions), we can handle the design in-house. For larger projects (full house, mansard loft, complex extensions), we recommend a qualified architect — we can introduce you to trusted ones we work with regularly.
Do you do electrical work?
Yes — electrical work is part of our in-house trades. See electrical services.
Do you do plumbing?
Yes — plumbing is part of our in-house trades. Boiler installations, heating systems, full bathroom plumbing all covered.
Do you take on listed building work?
Yes — we've delivered numerous Grade II listed restorations across London. We handle Listed Building Consent applications and work with conservation officers.
Can you do period property restoration?
Specialist area for us. Sash window restoration, lime-mortar pointing, original plasterwork, cornice repair — see period property services.
Do you do commercial fit-outs?
Yes — bars, restaurants, retail, offices, salons, gyms. See commercial services. We work around your operational schedule to minimise downtime.
Planning, party walls, Building Regs

Planning & Regulations

Do I need planning permission?
Depends on the project. Many extensions and loft conversions fall under permitted development. Listed buildings, conservation areas, and substantial alterations need full planning. We advise during the free site visit.
Do you handle planning applications?
We can advise and submit, or work with your chosen architect. For complex applications (listed buildings, conservation areas, mansards) we usually recommend a heritage-experienced architect.
What's the party wall process?
If your project affects a shared wall with neighbours (most London terraces), you must serve party wall notices. We guide you through the process and can recommend trusted party wall surveyors.
Do you handle Building Regs?
Yes — Building Regulations sign-off is included in every quote for any work that needs it. We submit applications, coordinate inspections, and provide all certificates.
What about the CDM (Construction Design and Management) regulations?
We comply with CDM 2015 on all projects, including health and safety planning, site setup, and welfare provisions. For domestic projects we act as principal contractor under CDM.
During the build

Practical Stuff

Can I stay in the house during the work?
For most projects yes. Loft conversions: yes (work happens above your living space). Extensions: yes until break-through, which is a planned event. Full house renovations: usually not advisable — easier and cheaper to move out for the build.
Will you need access to the property when I'm not home?
We agree access arrangements upfront. Many clients prefer to give us a key or smart-lock code. We always leave the property secure at end of each day.
Do I need to organise parking?
On London streets, often yes. We'll discuss parking suspensions for skips, deliveries, and trade vehicles at the site visit. Where possible we plan deliveries to minimise disruption.
What happens to the waste?
We arrange skip hire, recycle what we can, dispose of the rest responsibly through licensed waste carriers. All waste disposal is included in the quote.
Do I need to move my furniture?
We move furniture to the centre of rooms and cover it with dust sheets for protection. For heavier work (full plastering, painting), we may suggest moving items to another room. We never expect you to handle furniture moves yourself.
Do you guarantee your work?
Manufacturer warranties apply to fittings (boilers, appliances, etc.).
