A straightforward unblocking — rodding or jetting an accessible run — typically falls between £120 and £280. A CCTV survey usually adds £150–£250. Excavation and pipe replacement starts around £600 and rises depending on depth, length and access. We confirm everything in writing after the free site visit.
Yes. We use a push-rod camera to walk the inside of the pipe, record footage and identify cracks, displaced joints, root ingress, fat build-up or partial collapses. You get the footage and a written summary so you can see exactly what's going on before agreeing to any repair work.
As a rough rule, the drains inside your boundary that only serve your property are yours. Shared drains and the public sewer beyond your boundary belong to Thames Water. There are exceptions, especially in older terraces with shared runs. We can usually tell you who's responsible during the survey so you don't pay for someone else's pipe.
Often yes. Patch lining, no-dig repairs and pipe re-rounding work well for cracked or partially collapsed sections where the run is still mostly intact. Full excavation is reserved for severe collapses, badly mis-aligned joints or sections that cross under structures. We'll explain both options at quote stage.
Yes. We work on soil stacks, branch pipework, Saniflo-type macerator units and shower-tray wastes. Because we have plumbers, carpenters and tilers on the same team, we can open boxing, fix the issue, and reinstate the finish in one visit.

Yes. If we've lifted floor tiles, taken out a section of plasterboard or moved a kitchen cabinet to reach pipework, our own carpenters, tilers and decorators put it back. You don't end up paying separately to make good after the drainage job.

Unblocking prices assume reasonable access via an existing chamber; CCTV surveys include footage, a diagnostic report and pipe mapping but exclude cleaning or repairs. Relining ranges cover the resin/patch work itself; full excavation and pipe replacement (collapsed drains) runs £3,000–£12,000+ in London once reinstatement is added, and is quoted separately.
A quick rod clears a soft blockage cheaply; compacted fat, roots or scale needs jetting or combined rodding plus jetting, pushing the price toward the top of the range.
An open inspection chamber keeps costs low. Lifting manhole covers, working in basements or reaching pipes under extensions or paving all add labour and time.
Evening, weekend and bank-holiday call-outs in London carry a £75–£180 surcharge, or a 30–50% premium, over the same job booked during normal working hours.
No-dig CIPP relining or a resin patch is far cheaper and faster than digging up the pipe. Excavation cost climbs sharply with depth and reinstatement of surfaces above.
