Drainage Services in London

Drainage that's properly diagnosed first

Drainage problems rarely look like what they actually are. A slow-draining shower might be a hair trap or it might be a partial collapse twenty metres down a Victorian clay run. A damp patch on the kitchen ceiling can come from a leaking shower tray or a cracked soil pipe behind a stud wall. TrustBuilt Projects approaches drainage the same way we approach any structural job — diagnose properly first, then fix once. We carry CCTV survey kit, high-pressure jetting equipment and the tooling to lift covers, rod runs, replace sections of pipework and rebuild gullies where needed. Where the issue sits inside the property — soil stacks behind boxing, shower wastes under tiled floors, kitchen branches in cabinetry — we have the carpenters and tilers on the same team to take things apart and put them back without leaving you with a hole in the wall. We work across every London borough within 20 miles of the centre and quote in writing after a free visit, with optional CCTV survey costs broken out separately so you can see exactly what's going where.

Typical jobs include kitchen and bathroom blockages, smelly gullies, overflowing manholes, slow-draining showers, cracked or collapsed clay runs in older properties, rodent ingress through damaged pipework, and surface water problems where rainwater is pooling against walls or running back into airbricks. For Victorian and Edwardian London stock we often find shared runs between terraces, mismatched repairs from previous owners, and old clay joints sitting just below the garden — we'll flag what we find at the survey rather than only at quote stage.

FAQ

Common drainage services in london questions

How much does it cost to unblock a drain in London?

A straightforward unblocking — rodding or jetting an accessible run — typically falls between £120 and £280. A CCTV survey usually adds £150–£250. Excavation and pipe replacement starts around £600 and rises depending on depth, length and access. We confirm everything in writing after the free site visit.

Do you do CCTV drain surveys?

Yes. We use a push-rod camera to walk the inside of the pipe, record footage and identify cracks, displaced joints, root ingress, fat build-up or partial collapses. You get the footage and a written summary so you can see exactly what's going on before agreeing to any repair work.

Are my drains my responsibility or Thames Water's?

As a rough rule, the drains inside your boundary that only serve your property are yours. Shared drains and the public sewer beyond your boundary belong to Thames Water. There are exceptions, especially in older terraces with shared runs. We can usually tell you who's responsible during the survey so you don't pay for someone else's pipe.

Can you fix a drain without digging the whole garden up?

Often yes. Patch lining, no-dig repairs and pipe re-rounding work well for cracked or partially collapsed sections where the run is still mostly intact. Full excavation is reserved for severe collapses, badly mis-aligned joints or sections that cross under structures. We'll explain both options at quote stage.

Do you handle internal soil pipes and macerators?

Yes. We work on soil stacks, branch pipework, Saniflo-type macerator units and shower-tray wastes. Because we have plumbers, carpenters and tilers on the same team, we can open boxing, fix the issue, and reinstate the finish in one visit.

How quickly can you come out?

For urgent blockages or sewage backing up we try to get out the same day or the next morning. For non-urgent surveys and quotes we usually book in within 2–4 working days. Call 07591 260 252 and tell us what's happening — we'll be straight with you on timing.

Do you reinstate finishes after access work?

Yes. If we've lifted floor tiles, taken out a section of plasterboard or moved a kitchen cabinet to reach pipework, our own carpenters, tilers and decorators put it back. You don't end up paying separately to make good after the drainage job.

Costs

How much do drainage services cost in London?

These are typical London market ranges for 2026, not a fixed price list or a quote from TrustBuilt Projects, so use them as a reference for what drainage work tends to cost in the capital.

ServiceTypical London rate (2026)Notes
Standard call-out & assessment£50 – £100in-hours call-out
Emergency / out-of-hours surcharge+£75 – £180added to the job price
Drain unblocking by rodding£80 – £150typical single blockage
High-pressure water jetting£150 – £300partial or full blockage
CCTV drain survey£140 – £450basic to full mapped survey
Drain repair / no-dig relining£350 – £4,000patch repair to full lateral reline

Figures cover labour, equipment and a typical visit. Unblocking prices assume reasonable access via an existing chamber; CCTV surveys include footage, a diagnostic report and pipe mapping but exclude cleaning or repairs. Relining ranges cover the resin/patch work itself; full excavation and pipe replacement (collapsed drains) runs £3,000–£12,000+ in London once reinstatement is added, and is quoted separately.

What affects your drainage services cost?

Blockage severity & method

A quick rod clears a soft blockage cheaply; compacted fat, roots or scale needs jetting or combined rodding plus jetting, pushing the price toward the top of the range.

Access to the drain

An open inspection chamber keeps costs low. Lifting manhole covers, working in basements or reaching pipes under extensions or paving all add labour and time.

Emergency & out-of-hours timing

Evening, weekend and bank-holiday call-outs in London carry a £75–£180 surcharge, or a 30–50% premium, over the same job booked during normal working hours.

Repair method: reline vs excavate

No-dig CIPP relining or a resin patch is far cheaper and faster than digging up the pipe. Excavation cost climbs sharply with depth and reinstatement of surfaces above.

Pipe length, size & depth

Relining is priced per metre, so longer runs and larger 150mm+ commercial pipes cost more. Each extra metre of depth adds £200–£500 to excavation labour.

London weighting

London and the South East typically run 10–25% above the UK average on call-outs, labour and parking, reflecting higher operating costs across the capital.
