These terms govern the relationship between TrustBuilt Projects ("we", "us", "our") and any customer ("you") who engages us for building, renovation or related services. By instructing us to carry out work, you agree to these terms.
We provide building, renovation, refurbishment and related construction services across London, typically within a 20-mile radius of central London. Specific scope of work for each project is described in a written quote issued after a site visit.
Initial site visits are free and carry no obligation on either side. We aim to provide a written, itemised quote within 48 hours of the site visit. Quotes are valid for 30 days from the date issued.
Quotes are based on the scope, specifications and access conditions observed at the site visit. If the scope changes, if additional work is requested mid-project, or if hidden conditions are discovered (e.g. rotten timber, asbestos, defective wiring) that materially affect the work, we will issue a written variation before proceeding.
A binding contract is formed when you accept a written quote in writing (by email, signed quote, or signed contract document) and pay any deposit specified in that quote.
Unless otherwise agreed in writing in the quote:
Payment is due within 7 days of each invoice unless otherwise stated. Late payments may attract interest at 4% above the Bank of England base rate, in line with the Late Payment of Commercial Debts (Interest) Act 1998 where applicable.
VAT is shown separately on every quote. Standard rate VAT applies to most domestic and commercial work; certain works on listed buildings or new builds may qualify for zero or reduced rates — this is confirmed at the quote stage.
You may cancel a confirmed contract before work begins by giving written notice. Cancellation charges may apply to cover materials ordered, lead time committed, or planning work already undertaken on your behalf. Cancellation after work has commenced will be charged for work completed to date plus reasonable demobilisation costs.
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, where the contract is made at your home or workplace you may have the right to cancel within 14 days — this right is set out in the quote where it applies.
Any change to the scope of work after the contract is agreed must be confirmed in writing (email is sufficient) and may affect the price and timeline. We will quote any variation before doing the work and proceed only after written approval.
Project timelines are estimates given in good faith based on the agreed scope and standard conditions. We will keep you informed of any delays. Delays caused by factors outside our reasonable control (planning, weather, third-party deliveries, your delays in supplying decisions, materials or access) do not entitle either party to compensation.
On practical completion we carry out a walk-through with you to identify any defects (snags). We will return to remedy snags within a reasonable period, typically within 2 weeks. Retention is released after sign-off.
We will perform our services with reasonable skill and care, in line with current Building Regulations and good industry practice. To the extent permitted by law:
Materials supplied by us remain our property until paid for in full. Risk in materials passes to you on delivery to the site.
You agree to provide safe, reasonable access to the site during agreed working hours, including where necessary access through your home, garden, or shared common parts. You are responsible for clearing belongings from work areas and protecting items of sentimental or high financial value before work begins.
We use our own in-house team and trusted subcontractors. Where specialist subcontractors are engaged (e.g. structural engineer sign-off, scaffolding, scaffold inspections), they work under our supervision and the scope is identified in the quote.
We hold appropriate trade insurance for the work we carry out. Details can be discussed at the site visit. You remain responsible for buildings insurance for your property; please notify your insurer of major works as some policies require it.

These terms and any contract formed under them are governed by the laws of England and Wales. Any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
We may update these terms from time to time. The version applicable to your project is the version in force when you accepted the quote. Updated terms apply to new quotes from the date they are published.
